How do I calculate rental yield?▾
Gross rental yield is the yearly rent divided by the property price, times 100. A home bought for 250,000 that rents for 1,500 a month earns 18,000 a year, a gross yield of 7.2%.
What is the difference between gross and net yield?▾
Gross yield uses the full rent. Net yield first subtracts empty months and running costs such as insurance, repairs, management fees and property tax, and divides by the price plus buying costs, so it is always lower.
What is a good rental yield?▾
As a rough guide, a net yield above 7% is strong, 4% to 7% is average and below 4% is low. Cheaper areas usually have higher yields, while expensive cities have lower yields but often stronger price growth.
